For decades, Prospecton has been synonymous with manufacturing in Durban. Despite economic headwinds, the industrial precinct continues to demonstrate why it remains one of eThekwini’s most strategic economic assets. With 836 firms employing more than 25,000 people, Prospecton remains a major engine of industrial production, exports and municipal revenue. Manufacturing is the driving force behind the local economy. The sector supports approximately 14,044 jobs, accounting for more than half of all employment in the industrial area. Prospecton’s concentration of automotive manufacturers, petrochemical industries, logistics companies and advanced manufacturers has created one of South Africa’s largest integrated industrial clusters.
Toyota South Africa Motors anchors this ecosystem, supported by an extensive network of component manufacturers, logistics operators and industrial suppliers. The automotive value chain alone contributes almost 65% of employment within Prospecton, highlighting the area’s importance to both KwaZulu-Natal’s manufacturing sector and South Africa’s export economy.
Prospecton’s importance is reflected not only in employment but also in the significant revenues it generates for the municipality. During 2025 the area contributed over R1 billion through municipal rates and utility charges, including approximately R422 million in electricity revenue, R336 million in property rates and R288 million in water charges. Industrial properties generated the overwhelming majority of this revenue, demonstrating the fiscal importance of maintaining a competitive industrial environment.
The industrial area is deeply integrated into global markets. Prospecton is home to 170 exporting firms and 195 importing firms, reinforcing Durban’s role as South Africa’s premier manufacturing and logistics gateway. Its strategic location adjacent to the Port of Durban enables manufacturers to efficiently serve domestic and international markets while strengthening regional supply chains.
Property investment also illustrates Prospecton’s long-term economic significance. Industrial property within the precinct is valued at more than R6 billion, with major investors including Toyota South Africa Motors, TotalEnergies, Sasol, South African Breweries and several institutional property funds. These investments represent long-term confidence in Prospecton’s industrial future.
Although employment growth has softened and industrial property values have experienced pressure in recent years, Prospecton’s economic fundamentals remain resilient. Ongoing municipal investment in stormwater infrastructure and flood resilience is expected to strengthen business confidence and reduce operational risks for existing investors.
As eThekwini seeks to grow exports, attract investment and create quality employment, Prospecton remains central to the city’s industrial future. Its combination of advanced manufacturing, global connectivity, skilled employment and substantial municipal revenue generation ensures that it will continue to anchor Durban’s manufacturing economy for years to come.
